Cambrian Park
Cambrian Park is bordered by Los Gatos, Willow Glen and Almaden Valley and is known for being a safe and simple place to raise a family. Not all of the general area today considered “Cambrian Park” lies within San Jose’s city limits. A large swath of the neighborhood remains an unincorporated “island” that is administered by Santa Clara County. Recent changes in annexation laws in the State of California that streamlined the process of cities acquiring neighborhoods did not affect this unincorporated area because its population was too large. Thus, if the city of San Jose ever decides to annex the “county island,” the annexation must be accepted by the majority of the population of the area to be annexed.
Interesingly enough the residents of the unicorporated area (between Leigh Ave to the South, Camden Ave to the Northeast Union Ave to the Northwest and Hiway 85 to the Southwest) would
love to have more city services like more streetlights etc. They do enjoy the fact that building architecture restrictions are more lenient when remodeling the 45+ year old homes. Lots sizes here are very large in comparison to the surrounding developments.
The incorporated areas are served by great schools and the sense of community is prevalent everywhere. The farmer’s Market comes to the Cambrian Park Plaza, recognizable by the tents and trucks that swarm to the shopping center’s parking lot, that borders much of the unincorporated area.
Not far from Cambrian Park Plaza at Princeton Plaza, across from DeAnza Park off of Kooser , another farmer’s market arrives on a weekly basis.
Business’ have found a home here too. Xilinx is on Union Avenue at Highway 85 where Cambrian Golf course once called home and just 5 minutes away is the Ebay campus at Bascom Avenue and Hamilton. Employing hundreds of local residents these two large employers add to the local economy and help support the community of small business’ that dot the area.
Real Estate
The average home price here is well above $500,000 and many areas boast prices in excess of $750,000. Most families stick around for a lifetime and home turnover here is below the average for the greater San Jose area due to its great proximity to transportation, shopping, award winning schools and the scarcity of available land.
